[Gmsh] Basic refinement

Dear users,

I'm new to gmsh and am trying to refine a mesh in specific regions. Lets
consider my domain to be a unit square and my current aim is to have a
finer mesh along the boundaries. I'm using the method of attractor and
threshold to refine my mesh locally (like in t10.geo). I can have a
successful refinement on any 3 boundaries only. The moment I include the
4th edge in the edge list, I get an almost uniform mesh.

Q1. What is the reason behind this?

Q2. Is there a better way of achieving this type of refinement?
